Thinking about a property refurbishment

By Felix Fortescue, property analyst.

I’m often asked whether a property refurbishment will increase the value of a property and the answer is yes – but a return on the investment is far from guaranteed!

The trouble is that the true value of a property lies chiefly in its potential as perceived by the buyer in the marketplace in terms of the potential of the real estate, rather than whether it has been refurbished or not. The buyer may not care for your property refurbishment anyway and could gut the whole place as soon as you have gone- after all, a building is just a chattel.

So ordinary people, i.e. not professional property developers, should steer well clear of the property refurbishment game unless it is purely to enhance his or her own comfort and amenity at home or work.

The situation with property refurbishments is analogous to the boy racer who installs a 500 stereo in his car and then expects the vehicle to be worth an extra 500 when it simply isn’t.

It was no surprise when recently a friend who works for Hampshire Building firm PM Building Contractors told me that most of their property refurbishment work was chiefly for the high-end customer demographic.

These customers had clearly ordered the property refurbishment work for their own home comfort rather than to enhance the value of their houses.

Although it cannot be said that the gain on the value of a property accrued by a property refurbishment will necessarily be nil, any likely gain will be disproportionate to the expense and that may be incurred.

With the idea that the true value of the property lies in the estate in the land in mind, I would suggest that the ordinary man or woman who was wondering about how to maximise the value of their property should think hard about the potential of their real estate.

Applying for outline planning permission for a whole portfolio of possibilities can make you very attractive for property developers and landlords, some of whom have vast financial resources.

A property refurbishment is merely a cosmetic measure which, while it brings comfort and enjoyment for the householder, is not part of the fundamental nuts and bolts of what your property is worth.

Avoiding Large Hidden Costs Building A Home

Building a home can be one of the most exciting, yet costly projects that you ever do. You can finally build your dream home, but if you are not careful, you might get slammed with various large hidden costs which will create even more devastating effects. The last thing you want is to start building this dream home only to be stuck with a half built home because you did not have the hidden costs in mind. When you plan out your home you should always be rounding up and expect to pay at least a third of the total cost more.

Building your own home can be a great financial investment but you have to consider all of the factors before you make this commitment. Some of the extra costs that you can encounter include legal fees, materials and even extra labour. Below you will find some of the common hidden charges that are associated with building a home:

Many people borrow money in order to build their dream home, but these funds have costly finance fees that are attached to them. Some of the more common fees which you will be paying are lender’s survey and valuation fees which can be up to $1000. You will also have to pay for inspections in order for mortgage payments to be released which can be almost $100 per visit.

Don’t forget about your broker. The person who arranges your mortgage will also benefit from you as you must pay for their services.

Arrangement fees are also common if you are using a fixed rate. Arrangement fees are also very common when you want the stage payments in advance. The only upside to the arrangement fee which can be around $1200 or less, is the fact that you will not have to pay for the interim inspection fees.

Another large fee that you should not forget about is your surveyor’s and engineer’s fee. Before work can be done, the plot of land must be inspected by a site surveyor which will cost between $600 and $1000. Archaeological surveys will also cost you around $5000. If there is a problem with the land, expect delays and costs to come with these delays.

Legal fees can be quite costly, at least $2000 for buying a plot and selling your home. When you purchase the property you will have to pay stamp duty and then register it which will have additional fees.

Building your home can be a dream come true but if you do not take into consideration the additional costs, it could soon turn into a nightmare. Other cost considerations are architecture fees, scaffolding and plant hiring fees, delivery charges and costs associated with connecting sewage lines.

How National Trends in Luxury Real Estate are Impacting Orange County

Recent coverage of the luxury market at events like the National Association of Real Estate Editors conference has highlighted the market’s strong resurgence and steady sales. In fact, statistics from the National Association of Realtors suggest that the luxury market is rebounding from the recession faster that middle market and lower-end properties. All signals point to great news for luxury owners that may be considering a property sale in the near future. If you are contemplating listing a luxury property in the Orange County area, what you learn may surprise you.

What is considered a luxury property is changing: Today, a luxury property in many metropolitan areas begins at about the $4 million dollar price point or more than 3500 square feet of space. In more rural areas, the price point for what is considered a luxury property starts around the $500,000 mark. There is further differentiation regionally and even on a town by town basis. In competitive markets such as Orange County, the prices may be higher than anticipated.

Practical features are coming at a premium: When people are contemplating buying a luxury property, they typically ask fairly standardized questions about luxury amenities. Is the kitchen gourmet? Does the house feature a stunning view? But more and more, luxury Realtors are seeing the importance of what can only be dubbed -practical features.- For example, generators are one key trend throughout the country as more areas are affected by hurricanes, storms, and other inclement weather. More concern has also been show about factors such as privacy, safety, and exterior builds to protect cars and other possessions during weather events. Buyers still want traditional luxury amenities, but it is important that safety and emergency infrastructure has also been addressed at the property level.

Luxury townhomes and condominiums are on the rise nationally: A recent piece in the New York Times highlighted the trend of the growing luxury condominium market. While the piece focuses on the New York market, it underscores a trend that is taking hold nationally. More and more people are looking for luxury-level accommodations with the benefits and flexibility of condominium living. Some luxury home owners are even evaluating whether or not their homes can be divided and sold as condos to maximize profits. The success of this approach depends greatly on the home’s location, zoning laws and overall layout and design.

Lifestyle features are playing an increasing role: Another trend that has been noted is the importance of lifestyle features in luxury property purchases. Lifestyle features could be as simple an inside/outside design that allows more flow between a home’s interior and exterior spaces. In other cases, it is more specific to aspects like waterfront or riverfront property. Many buyers are also looking at factors such as golf course access, high end club houses, and other luxury community amenities.

Non-traditional buyers are entering the pool: While the prospective pool of buyers for luxury properties is more limited than for mid-tier homes, there’s been an increasing diversification within the luxury market. Many owners are finding offers coming from buyers that contemplate transforming the space into retreat centers, upscale boarding schools, and even wineries, thus opening up advertising opportunities for Realtors and owners alike with truly unique properties.

The luxury market is thriving in areas of the country such as Orange County. Staying on top of trends helps sellers to make the right decisions regarding their properties. The first step in the sales process is finding an experienced luxury real estate agent that understands your local market and can guide you through the process.

Condominium Law In The Us

Condominiums, in law, is viewed differently in some major countries such as in the US. English Common law tradition holds that real property ownership must involve land, whereas the French civil law tradition recognized condominium ownership as early as the 1804 Napoleonic Code; thus, it is notable that condominiums evolved in the United States via a Caribbean government with a hybrid common-civil legal system. It was only during recent years that condo in Philippines became more popular.

In 1960, the first condominium in the Continental United States was built in Salt Lake City, Utah. Initially designed as a housing cooperative (Co-op), the Utah Condominium Act of 1960 made it possible for “Graystone Manor” (2730 S 1200 East) to be built as a condominium. The legal counsel for the project, Keith B. Romney is also credited with authoring the Utah Condominium act of 1960. Romney also played an advisory role in the creation of condominium legislation with every other legislature in the United States. Business Week hailed Romney as the “Father of Condominiums”. He soon after formed a partnership with Don W. Pihl called “Keith Romney Associates”, which was widely recognized throughout the 1970s as America’s preeminent condominium consulting firm.

Although often mistakenly credited with coining the term “condominium”, Romney has always been quick to point out that it harks back to Roman times, and that he merely borrowed it. Nowadays, the leadership of the industry is dominated by Community Associations Institute or CAI. If you want to buy some luxury condo in Philippines, then try and visit an online real estate company.

An alternative form of ownership, popular in the United States but found also in other common law jurisdictions, is the “cooperative” corporation. It is also known as “company share” or “co-op”, in which the building has an associated legal company and ownership of shares gives the right to a lease for residence of a unit.

Another form is leasehold or ground rent in which a single landlord retains ownership of the land on which the building is constructed in which the lease renews in perpetuity or over a very long term such as in a civil law emphyteutic lease.

Undivided co-ownership is still another form of civil law joint property ownership. With his form of ownership, the owners own a percentage of the entire property but have exclusive possession of a specific part of the property and joint possession of other parts of the property; distinguished from joint tenancy with right of survivorship or a tenancy in common of common law.
